Lease, move and costs

The Wales family signed a 20-year lease in July 2025 and moved in November 2025, earlier than the originally planned Christmas date after builders and staff sped up work. They thanked the team with a pub celebration in October 2025. Forest Lodge’s estimated open market value is about £16 million ($21 million) and the family pays market rent of roughly $411,435 a year; PEOPLE reports they do not have or plan live-in staff.

Plans for the future

William and Kate intend to raise Prince George, Princess Charlotte and Prince Louis at Forest Lodge and to remain there when William accedes to the throne, continuing their life within Windsor Great Park.
